1. Construction: The Structural Risk Profile

Construction refers to the physical building materials and structural layout. Underwriters evaluate the framework, walls, floors, and roof to determine a building's combustibility and damageability. The primary questions are: How easily will the building catch fire, and how well will the structure hold up under extreme heat or wind load?

2. Occupancy: The Internal Hazard Matrix

Occupancy describes the business activities taking place inside the property. Different occupancies present different levels of fire load and ignition hazards.   • Man-Made Exposures: Proximity to neighboring buildings. A masonry building situated 10 feet away from a commercial dry-cleaner faces a high "combustion exposure" threat.
